Personal Loan (₹10L - ₹50L+)
Reducing vs Flat rate math, RBI KFS rules, debt consolidation, zero foreclosure penalties, and 24-hr disbursal.
Traditional online loan aggregators make money by selling your phone number and private contact details to dozens of third-party call centers and DSAs. This results in aggressive telemarketing calls and blind multi-bank submissions that trigger multiple hard credit bureau pulls, causing your CIBIL score to drop by 20–40 points in 48 hours.
Sanction operates as a private debt advisory desk. We follow a strict Zero-Spam Policy. We first evaluate your financial profile internally with zero impact on your CIBIL score, identify the exact lending policies across 50+ partner banks, and liaison directly with senior zonal credit committees on your behalf.
Sanction charges ₹0 in upfront evaluation fees, consultation retainers, or application markups from borrowers. Our remuneration is paid directly by our institutional banking and NBFC partners upon successful loan disbursal as an authorized channel advisor. Because our underwriting files are pre-screened, complete, and verified, banks process our borrower files faster and offer institutional wholesale interest rates.
Under our Zero-Spam Data Vault policy, your personal contact information, ITR files, bank statements, and property documents are stored in 256-bit encrypted environments and are never sold, shared, or broadcasted to third-party telemarketing networks. You only communicate with your dedicated senior loan officer from our Indore advisory desk.
When you check eligibility with Sanction, we perform a Soft Underwriting Pre-Assessment using our internal algorithmic lender policy matrix. We assess your income, FOIR capacity, and business turnover internally. A formal CIBIL hard inquiry is triggered only after you review and approve the finalized bank sanction terms and provide explicit written authorization for direct submission.
Sanction specializes in structured, high-value financing:
Personal Loans: ₹10 Lakhs to ₹50 Lakhs+
Home Loans & Balance Transfers: ₹50 Lakhs to ₹20 Crores+
Used Car Loans & Refinance: ₹5 Lakhs to ₹1.5 Crores+
Our corporate headquarters is located at 304-A, Apollo Avenue, Palasia Square, A.B. Road, Indore, MP 452001. Our advisory desk is open Monday to Saturday from 10:00 AM to 7:30 PM. You can call us directly at 8989876144 or book an appointment for an in-person or virtual consultation.
Our workflow follows 4 distinct stages:
Stage 1 (Hour 0–4): Preliminary discovery call and soft underwriting assessment by your assigned advisor.
Stage 3 (Day 2–3): Formal direct submission to senior bank zonal credit committees with legal & technical appraisal.
Stage 4 (Day 3–5): Sanction letter issuance, KFS audit, and seamless fund disbursal into your account.
Retail bank branches operate with fixed retail pricing grids. Sanction works directly with Zonal Credit Desks and Institutional Underwriters who have discretionary authority to sanction wholesale benchmark rates, negotiate 50%–100% processing fee waivers, and approve higher FOIR limits for high-quality borrower profiles.
Yes. Many rejections occur because the file was logged into the wrong bank whose policy did not match the borrower's profile (e.g., negative area pincode, cash salary component, or DSCR calculation method). Our credit analysts diagnose the root cause of previous rejections, reconstruct your financial file, and route it to banks whose specific credit policy accommodates your parameters.
Our institutional partner network includes over 50 leading financial institutions in India, including top Private Banks (HDFC Bank, ICICI Bank, Axis Bank, Kotak Mahindra Bank, IndusInd Bank, IDFC First Bank), major PSU Banks (State Bank of India, Bank of Baroda, Punjab National Bank, Union Bank), and premier Housing & MSME NBFCs (Tata Capital, Bajaj Finance, L&T Finance, Aditya Birla Capital, Godrej Capital, Hero Fincorp).
All documents (PAN, Aadhaar, ITRs, GST returns, and property deeds) are stored using bank-grade AES-256 bit encryption in compliance with the Digital Personal Data Protection (DPDP) Act. Documents are watermarked for specific bank submission and are strictly purged upon request or post-disbursal.
Yes. Sanction manages structured loan files for borrowers across 46+ major tier-1 and tier-2 Indian cities (Mumbai, Delhi NCR, Bengaluru, Pune, Ahmedabad, Hyderabad, Chennai, Jaipur, Bhopal, Indore, etc.) as well as NRIs in the UAE, US, UK, and Singapore investing in Indian residential or commercial property. The entire underwriting process can be conducted digitally with Power of Attorney (POA) assistance.
Home loan interest rates through Sanction's institutional banking desks currently start from 7.10% to 13.50% p.a. (Monthly Reducing Balance). All quotes are transparently linked to the RBI Repo Rate (External Benchmark Lending Rate - EBLR/RLLR), ensuring that any repo rate cuts announced by the RBI are passed directly to you without delay.
If your existing home loan was sanctioned at 9.50%–10.25% p.a., transferring your outstanding balance to a tier-1 bank at 7.10%–8.50% can save you ₹15 Lakhs to ₹25+ Lakhs in lifetime interest on a ₹1 Crore loan over 15–20 years. Your monthly EMI drops immediately, or you can retain the same EMI to cut your tenure by 4 to 6 years. Sanction manages the entire bank transfer paperwork, NOC collection, and property title deed transfer.
MCLR (Marginal Cost of Funds Lending Rate): An older internal bank benchmark where banks were slow to pass RBI rate cuts to borrowers. EBLR (External Benchmark Lending Rate): Mandated by the RBI since October 2019, where interest rates are directly tied to the RBI Repo Rate. When the RBI reduces repo rates, your home loan rate drops automatically within the quarterly reset cycle.
No. Per RBI guidelines, banks finance only 75% to 85% of the registered property agreement value. Government stamp duty & registration (5%–7%), society IFMS deposits, and home interior fit-outs (10%–15%) cannot be funded under a standard home loan. However, Sanction can structure an integrated Home Loan Top-Up or Home Improvement Loan at home loan rates to fund your interiors and registry.
Yes! During a balance transfer, you can request a Home Loan Top-Up of up to ₹25 Lakhs to ₹1 Crore+ at low home loan interest rates (8.65%–9.40%) with tenure up to 15–20 years. Top-up funds have zero end-use restrictions and can be utilized for business expansion, interior renovation, or debt consolidation.
Under the Old Tax Regime in India, borrowers are eligible for:
Section 80C: Deduction up to ₹1.5 Lakhs per financial year on principal repayment and stamp duty/registration charges.
Section 24(b): Deduction up to ₹2.0 Lakhs per financial year on interest paid for self-occupied properties.
Joint Home Loan: Both co-borrowers (e.g. husband and wife) can claim individual deductions (up to ₹3L under 80C and ₹4L under 24b combined).
Per RBI prudential regulations:
Loans up to ₹30 Lakhs: Up to 90% LTV of agreement value.
Loans from ₹30 Lakhs to ₹75 Lakhs: Up to 80% LTV of agreement value.
Loans above ₹75 Lakhs: Up to 75% LTV of agreement value.
The remaining 10%–25% represents the borrower's own contribution (down payment).
The lender's empanelled legal and technical teams verify: (1) RERA Registration: For under-construction projects, verifying RERA approvals and escrow account compliance, (2) 30-Year Title Search: Ensuring no prior mortgages or disputes exist, (3) Encumbrance Certificate (EC): Form 15 confirming zero legal liabilities, and (4) Technical Valuation: Structural engineer visit to verify construction quality, carpet area, and government guideline valuation.
Yes! Adding an earning co-applicant (spouse, father, mother, or son) allows the bank to club both incomes, boosting your maximum loan eligibility by up to 50%–100%. Both co-borrowers can also claim independent tax deductions under Section 80C and Section 24(b).
A Pre-Approved Home Loan evaluates your income, CIBIL score, and banking to give you an official in-principle sanction letter specifying your exact borrowing capacity before you finalize a property. A pre-approval is typically valid for 3 to 6 months, giving you strong negotiation power with property developers.
Under RBI Master Directions, banks and HFCs are strictly prohibited from charging any foreclosure penalty or part-prepayment fee on floating rate home loans taken by individual borrowers, regardless of whether the prepayment is funded from personal savings or balance transfer.
The builder or resale seller must provide: (1) Registered Agreement to Sale / Builder Buyer Agreement (BBA), (2) Allotment Letter & Payment Receipts, (3) Builder NOC in the bank's format with project escrow account details, (4) Approved Building Plan & Commencement Certificate (CC), and (5) In resale transactions: Original Parent Deed chain, Possession Letter, and Society NOC.
Flat Rate: Interest is calculated on the original loan amount throughout the tenure, ignoring that you repay principal every month. A flat rate of 8.0% is actually equal to ~14.8% to 15.2% Reducing APR! Reducing Balance Rate: Interest is charged only on the remaining outstanding principal balance each month. As required by RBI Key Facts Statement (KFS) rules, all quotes from Sanction are shown in true Reducing Balance APR.
The RBI mandates that lenders provide a standardized 1-page Key Facts Statement (KFS) before you sign loan agreements. The KFS discloses: (1) True Annual Percentage Rate (APR) including processing fees, (2) Net disbursed amount in hand, (3) Number and amount of EMIs, (4) Prepayment and foreclosure terms, and (5) Penal charges. Sanction audits your KFS line-by-line before disbursal.
Per RBI guidelines, floating interest rate personal loans for individual borrowers have 0% foreclosure or part-payment penalty. For fixed-rate personal loans, banks may levy a 2%–4% foreclosure charge if closed within the initial 6 to 12 months. Sanction always prioritizes bank partners that offer 0% foreclosure after 6 EMIs.
For personal loans between ₹10 Lakhs and ₹50 Lakhs+, banks generally look for a minimum net monthly salary of ₹50,000 to ₹1,00,000+ credited via bank transfer, alongside a CIBIL score of 720+ and existing FOIR obligations within 40%–50% of take-home pay.
When all salary slips, form 16, and bank statements are digitally verified, senior credit risk underwriting is completed within 24 to 48 hours, with direct NEFT/RTGS fund disbursal to your primary salary account on the same or next business day.
Yes! Debt Consolidation is one of our most popular advisory services. If you are paying 36%–42% APR on revolving credit cards or multiple small personal loans, we consolidate all balances into a single high-ticket personal loan at 8.75%–11.50% reducing rate. This cuts your monthly EMI burden by up to 50% and rapidly boosts your CIBIL score.
Yes. Self-employed individuals (Doctors, Chartered Accountants, Architects, Consultants, and Business Proprietors) can qualify for unsecured personal and professional loans up to ₹50 Lakhs based on their last 2 to 3 years Income Tax Returns (ITR-3/ITR-4) and 12 months current/savings bank statements.
The APR represents the true annual cost of borrowing. It combines the headline interest rate with all mandatory upfront deductions, such as bank processing fees (usually 0.5%–2% + 18% GST), documentation charges, and stamp duty. Comparing loans by APR ensures you are never misled by low advertised rates that have excessive upfront fees.
No! As per RBI and IRDAI directives, loan insurance or credit shield policy is strictly voluntary and cannot be made a mandatory precondition for loan sanction. While insurance offers financial protection to your family in case of untimely demise, lenders cannot force you to bundle expensive policies. Sanction ensures all forced insurance markups are removed from your file.
A personal loan increases your monthly debt obligations (FOIR). If you plan to apply for a large Home Loan or LAP within the next 6 to 12 months, an active personal loan EMI will reduce your home loan borrowing capacity. Repaying on time, however, builds a strong CIBIL repayment track record.
If your net monthly salary is ₹1,00,000, a 50% FOIR cap means your total monthly EMIs cannot exceed ₹50,000. If you already pay ₹15,000 in car loan EMI, the maximum allowable EMI for your new personal loan is ₹35,000, which qualifies you for approximately ₹15 to ₹18 Lakhs across a 5-year tenure.
Making a lump-sum partial prepayment (e.g. ₹1 Lakh from an annual bonus) directly reduces your outstanding loan principal balance. You can instruct the bank to either: (1) Reduce your monthly EMI to lower monthly outflow, or (2) Shorten the loan tenure while keeping the same EMI, which maximizes lifetime interest savings.
Unsecured business loans are generally calculated as 10% to 20% of annual audited GST turnover, or 3x to 5x of average monthly banking credits. Unsecured business loans range from ₹25 Lakhs to ₹1.5 Crores, while secured business term loans can be sanctioned up to ₹25 Crores against commercial, industrial, or residential collateral.
For business loans above ₹1 Crore, banks require:
Last 3 years audited Balance Sheets, Profit & Loss accounts, and Tax Audit Reports.
Last 12 months GST returns (GSTR-3B & GSTR-1) with 2A/2B reconciliation.
Last 12 months primary current account bank statements.
Credit Appraisal Memo (CMA Data) with 2-year forward financial projections.
Sanction letters of all existing credit facilities and debt obligations.
DSCR (Debt Service Coverage Ratio) measures a company's ability to service its annual principal and interest debt obligations out of net operating cash flows: `DSCR = (Net Profit + Depreciation + Interest) / (Annual Principal Repayment + Annual Interest)`. A DSCR of 1.50 or higher proves to the bank credit committee that your enterprise generates 1.5x the cash required to service all loans comfortably.
Most tier-1 private and PSU banks require a minimum 3-year operating vintage. However, for profitable companies with 1 to 2 years vintage showing strong GST growth and healthy bank credits, Sanction routes the application through specialized NBFCs and Government CGTMSE (Credit Guarantee Fund Trust for Micro and Small Enterprises) schemes.
Business Term Loan: A lump-sum disbursement with fixed monthly EMI over 3 to 7 years, ideal for purchasing factory machinery, setting up new office infrastructure, or long-term asset creation. Working Capital (CC/OD): A revolving credit limit used for day-to-day operations like raw material procurement, debtor credit periods, and vendor payments, where interest is charged only on the daily utilized balance.
Credit Appraisal Memo (CMA) Data is the core financial model that banks use to assess working capital and term loans. Our ex-bank credit analysts format your past 3 years audited financials and prepare logical 2-year revenue projections, operating cycle ratios, and fund-flow analyses to ensure smooth credit approval without queries.
The CGTMSE (Credit Guarantee Fund Trust for Micro and Small Enterprises) is a government initiative that provides credit guarantee coverage to banks for MSME loans up to ₹5 Crores without requiring third-party collateral or mortgage. The trust guarantees 75%–85% of the loan amount to the bank, enabling growing manufacturing and service enterprises to secure debt on merit.
Credit underwriters match the sales reported in your monthly GSTR-3B and GSTR-1 with actual credit entries in your primary current account statements. Discrepancies between GST turnover, ITR gross receipts, and bank credits can cause delays or loan rejections. Sanction conducts a full 3-way reconciliation before logging your application.
Yes! For unsecured business loans up to ₹1.5 Crores and CGTMSE loans up to ₹5 Crores, loans are sanctioned based on enterprise cashflows and personal guarantees of the managing partners/directors, without pledging immovable residential or commercial property.
Secured business term loans start from 8.30% to 18.25% p.a. with tenures ranging from 5 to 15 years. Unsecured business loans range from 9.50% to 30.50% p.a. with tenures from 1 to 5 years, calculated on a monthly reducing balance basis.
In MSME and mid-corporate financing, banks inspect both the Commercial CIBIL (CMR Rank) of the corporate entity and the personal Consumer CIBIL scores of all key directors/partners holding ≥ 26% equity. A promoter personal CIBIL score of 720+ is typically required for tier-1 bank pricing.
Machinery Loans (Equipment Financing) are specialized loans used exclusively to buy industrial, medical, printing, packaging, or CNC manufacturing equipment. The machinery itself acts as the primary hypothecated collateral, allowing up to 80%–90% pro-forma invoice funding with competitive interest rates (9.0%–11.0%) and 3 to 7 years tenure.
Loan-to-Value (LTV) is the percentage of property market valuation that a bank can lend:
Self-Occupied Residential Property: Up to 70% to 75% LTV
Commercial Office / Retail Shop: Up to 60% to 65% LTV
Industrial Land / Warehouse Shed: Up to 50% to 55% LTV
Vacant Residential Plot: Up to 50% LTV
Before sanctioning a mortgage loan, the bank's panel lawyer conducts an independent title search at the Sub-Registrar's office across the past 30 years. This verifies that the original Parent Deeds, Sale Deeds, Mutation entries, and Encumbrance Certificates (EC) are authentic, and that no prior mortgage, tax lien, or legal dispute exists on the property.
Unlike home loans (which must be used strictly for house purchase), a Loan Against Property has zero end-use restrictions (except speculative trading). You can use LAP funds for business expansion, working capital infusion, commercial machinery purchase, overseas higher education, or medical emergencies at low interest rates (8.95%–10.50%).
Properties must have municipal building permission (T&CP approved layout), diversion certification from agricultural to commercial/residential use, and registered mutation in local municipal records. For non-standard properties, Sanction evaluates alternative lender policy channels across tier-1 NBFCs.
LAP tenures typically range from 5 to 15 years, and up to 20 years for salaried borrowers pledging residential property. Longer tenures keep monthly EMIs low and protect business cashflow.
Yes! Many borrowers take initial LAP from NBFCs at high interest rates (12%–14%). After completing 12 months of clean repayment, Sanction transfers your loan to a leading private or PSU bank at 8.95% to 9.50%, saving ₹25 Lakhs to ₹50+ Lakhs in interest and providing a substantial Top-Up facility.
Two independent empanelled structural engineers visit your property. They inspect construction quality, age of building, square footage, road frontage width, and locality rates to determine: (1) Fair Market Value (FMV): Realizable market price, (2) Realizable Value: Typically 80%–85% of FMV, and (3) Government Circle / Collector Guideline Value: Minimum registry floor rate. Banks sanction loans against Realizable Market Value.
All legal co-owners whose names appear on the registered title deed or sale deed must sign as Co-Applicants / Property Co-Borrowers on the mortgage loan application, even if they are non-earning members. This ensures the bank holds a 100% undisputed first charge on the complete title.
Banks will not lend on property valuation alone without repayment proof. However, for borrowers with substantial informal cashflows or high banking turnover not fully captured in ITR, Sanction routes the file through Banking Surrogate Schemes, Gross Margin Surrogates, or Liquid Income Assessment (LIP) programs available across select housing finance institutions.
An Overdraft Against Property is a revolving credit limit sanctioned against your property mortgage. Instead of taking a lump-sum term loan and paying EMI on the full amount, you only draw funds when needed (e.g. for inventory purchases or seasonal opportunities) and pay daily interest strictly on the utilized balance.
Standard upfront expenses include: (1) Legal & Title Search Fee: ₹3,500 to ₹7,500 per property, (2) Technical Valuation Fee: ₹2,500 to ₹5,000 per valuer (two valuations for files > ₹1 Cr), (3) Bank Processing Fee: 0.25% to 1.00% of loan amount + 18% GST (negotiated to minimal caps by Sanction), and (4) CERSAI Registration Fee: ₹100 + GST.
MODT (Equitable Mortgage): A registered legal document stating that you have deposited your original property title deeds with the bank as security for the loan. State governments levy a nominal stamp duty and registration charge (usually 0.25% to 0.50% of the loan amount, subject to state caps) at the local Sub-Registrar office during final loan execution.
In Cash Credit and Overdraft facilities, interest is calculated daily on the actual utilized balance, not on the sanctioned limit. Formula: `Daily Interest = (Utilized Balance * Annual Interest Rate) / 365`. If your limit is ₹1 Crore but you use only ₹20 Lakhs for 10 days, you pay interest strictly on ₹20 Lakhs for 10 days. Deposits immediately reduce the debit balance and stop interest charges.
Drawing Power determines the actual maximum money you can withdraw from your CC limit in a given month: `Drawing Power = (Paid Stock - Creditors) * (1 - 25% Margin) + (Eligible Book Debts < 90 Days) * (1 - 40% Margin)`. You can withdraw up to the DP or your sanctioned limit, whichever is lower.
Cash Credit (CC): Primarily designed for trading and manufacturing enterprises, backed by the hypothecation of raw materials, stock-in-trade, and book debtors. Overdraft (OD): A flexible credit limit sanctioned against immovable property (Secured OD), fixed deposits, or banking turnover without requiring monthly stock audits.
A Drop-Line Overdraft (DOD) is a hybrid facility where the sanctioned drawing power reduces systematically every month over 5 to 10 years (similar to a term loan principal reduction), while still giving you the flexibility of an overdraft where you pay interest only on daily utilized funds.
Banks require CC borrowers to submit a signed Monthly Stock and Debtors Statement by the 10th of every month. This statement lists your current raw material inventory, finished goods, trade creditors, and debtors aged under 90 days. Failure to submit stock statements on time can result in penal interest (1%–2%) or temporary freezing of drawing power.
No! Unlike term loans, CC/OD facilities have zero fixed monthly EMI. You only need to service the accrued monthly interest debit. The principal limit is renewed annually based on your financial performance and audited turnover.
If monthly stock statements are delayed beyond the bank's grace period (usually the 15th–20th of the month), the bank's core banking system automatically applies a 1% to 2% penal interest surcharge on the entire limit and may temporarily cap or freeze your drawing power until the certified statement is uploaded.
Because interest in CC/OD is computed on daily closing debit balance, depositing your daily customer payments (UPI, NEFT, Cheques) directly into your CC/OD account immediately brings down your daily debt balance. Even if you withdraw the money 5 days later to pay vendors, you saved 5 days worth of interest on that deposit.
CC/OD limits are sanctioned for 12 months. For annual renewal, you must submit: (1) Latest audited annual financial balance sheet and P&L, (2) 12 months GST returns and bank statements, and (3) Updated CMA Data with forward projections. Sanction manages the renewal docket 60 days in advance to prevent any last-minute expiry or limit reduction.
Most institutional banks consider only debtors aged under 90 days (or up to 120 days for capital goods/export industries) as eligible book debts for Drawing Power calculations. Debtors outstanding for more than 90 days are classified as aged/overdue receivables and are excluded from drawing power.
Yes! Service enterprises (IT firms, digital agencies, logistics providers, consulting practices, hospitals) that do not carry physical inventory are sanctioned Secured Overdrafts against immovable property or Clean Business Overdrafts based on 12-month banking turnover and monthly client billing run-rates.
Fund-Based Limits (CC/OD): The bank disburses actual money that you can withdraw and utilize for payments. Non-Fund-Based Limits (LC/BG): The bank does not disburse immediate cash; instead, it issues a guarantee on your behalf (such as a Bank Guarantee - BG for government tenders, or a Letter of Credit - LC for domestic/import vendor procurements). Sanction structures combined Fund and Non-Fund hybrid banking consortiums.
Sanction assists borrowers in securing up to 90% to 100% of the car's fair market valuation as assessed by an authorized bank surveyor. Financing is available for luxury sedans, premium SUVs, and certified commercial vehicles from ₹5 Lakhs to ₹1.5 Crores.
If you own a car that is fully paid off (no active bank loan), you can pledge its Registration Certificate (RC) to raise up to 80% to 100% of its current valuation as immediate cash liquidity at 10.99%–12.50% interest. This provides quick funds without selling your vehicle.
Banks generally require that the vehicle age plus the requested loan tenure should not exceed 10 to 12 years at loan maturity. For example, a 4-year-old car can easily qualify for a 5 to 7-year loan tenure.
An authorized bank technical surveyor inspects the car's engine health, chassis number, odometer reading, and body panels at your doorstep. Upon approval, Sanction coordinates the RTO hypothecation endorsement, seller payment, and issuance of the updated RC in your name.
A brand-new car loses 25% to 30% of its market value in the very first year due to depreciation. By buying a 2 to 3-year-old certified pre-owned car, you avoid this massive depreciation hit, pay lower road taxes and insurance premiums, and can buy a high-end luxury SUV (Audi, BMW, Mercedes, Fortuner) at 50% of the showroom price with affordable EMIs.
Used car loan interest rates start from 10.99% to 13.50% p.a. (Monthly Reducing Balance) based on the borrower's CIBIL score and vehicle segment. Tenures range from 1 to 7 years, allowing comfortable monthly EMI budgeting.
The RTO transfer requires: Form 29 & Form 30 (Transfer of Ownership), Form 34 (Hypothecation endorsement in favour of the financing bank), original RC, valid PUC, and insurance. Sanction's automotive operations team handles the complete RTO documentation and delivers the updated smart-card RC directly to you.
Yes! Unlike many dealer-restricted NBFCs, Sanction assists in direct Customer-to-Customer (C2C) used car financing. Whether you buy from an individual friend, family member, OLX seller, or certified dealership, the bank issues a direct payment DD/RTGS to the seller upon surveyor valuation and RTO transfer verification.
Buyer: PAN, Aadhaar, 3 months salary slips / 2 yrs ITR, 6 months bank statement. Seller & Car: Original RC, valid Comprehensive Insurance copy, PUC certificate, 2 original car keys, and sign on RTO transfer Forms 29, 30, and 34.
Yes. The car must have an active Comprehensive Motor Insurance policy with the bank's name endorsed as the hypothecated financier. If the existing policy is third-party only or expired, Sanction assists in renewing a comprehensive package policy with zero-depreciation cover before loan disbursement.
Yes. Most banks allow part-prepayment or full foreclosure after completing a 6-month lock-in period. Foreclosure charges range from 2% to 4% on the outstanding principal balance (or 0% if floating rate norms apply). Once fully repaid, the bank issues a Form 35 NOC to remove hypothecation from your RTO RC book.
Every time an aggregator or bank checks your credit report for a loan application, a "Hard Inquiry" is recorded. Applying at 5 banks at the same time signals "credit distress" to the credit bureau algorithms, which can drop your CIBIL score by 20 to 40 points in just a few days. Sanction conducts soft assessments that leave zero footprint on your CIBIL bureau.
Closed: You repaid 100% of the principal and interest on time. This reflects clean credit health. Settled: You paid only a negotiated partial amount to close an overdue account. The bank absorbed a loss and flagged your profile, which can lead to automatic loan rejections for 5 to 7 years. Written Off: The bank declared your debt as a total bad debt loss. Sanction guides borrowers on how to convert "Settled" status into "Closed" by obtaining bank No Dues Certificates (NDC).
Underwriters scrutinize your last 6 to 12 months bank statements. Even 1 or 2 inward cheque or NACH EMI return charges ("Insufficient Funds") can trigger automated rejection or increase your interest rate by 1% to 2%. Sanction audits your banking turnover to ensure a clean presentation before lender submission.
FOIR (Fixed Obligation to Income Ratio) calculates the percentage of your monthly income committed to loan EMIs: `FOIR = (Existing EMIs + Proposed Loan EMI) / Net Monthly Income`. Banks require FOIR to remain within 40% to 50% for standard salaried profiles, and up to 60%–65% for high-net-worth individuals and profitable businesses. Keeping FOIR under 40% ensures faster approval at the lowest interest rates.
To improve your CIBIL score rapidly:
Pay credit card balances in full before the billing cycle date (keep credit utilization below 30%).
Ensure 100% on-time EMI repayments via automated NACH mandate.
Do not apply randomly across multiple loan portals to avoid hard inquiry spikes.
Consolidate high-interest revolving credit into a single structured term loan.
Dispute any incorrect reporting or delayed update with CIBIL, Experian, or Equifax.
During internal pre-underwriting, our risk specialists: (1) Audit your 6-month banking turnover for inward returns, (2) Calculate true FOIR and DSCR debt serviceability, (3) Cross-reference ITR and GST 2A/3B returns, (4) Map your profile against credit policies of 50+ banks, and (5) Draft a comprehensive Credit Appraisal Note for senior zonal committees before any file is formally submitted.
Credit Utilization Ratio (CUR) is the percentage of your total revolving credit card limit that you spend in a billing cycle. If your card limit is ₹2 Lakhs and your monthly bill is ₹1.6 Lakhs (80% CUR), credit bureau scoring algorithms flag you as "credit hungry", which pulls down your CIBIL score even if you pay the full bill on time. Keeping monthly usage below 30% (₹60,000) keeps your credit score in the 780+ range.
While FOIR compares monthly loan EMIs against net take-home salary, Debt-to-Income (DTI) ratio compares total gross debt liability against annual gross revenue/income. DTI is widely used in corporate and MSME lending to ensure the overall leverage of the borrower does not exceed healthy balance sheet thresholds.
Yes! Having a CIBIL score of "-1" or "NA" simply means you are a New-to-Credit (NTC) borrower with no prior loan or credit card history. Tier-1 banks sanction loans to NTC borrowers based on salary credits from category-A corporate employers, professional qualifications (Doctor, CA, Engineer), or by adding an earning family co-borrower.
Credit Information Companies (CIBIL, Experian, Equifax, CRIF High Mark) retain loan repayment records for 7 years (84 months). However, bank credit committees place the heaviest weight on the most recent 24 to 36 months of clean repayment history. Maintaining clean, flawless repayments for 12–24 months significantly restores borrowing eligibility.
A high CIBIL score is only one of multiple underwriting pillars. Loan rejections with 780+ CIBIL happen due to: (1) Over-leveraging: FOIR already exceeding 60%–70%, (2) Banking issues: Multiple cheque/NACH bounces or low average quarterly balance, (3) Negative property legal report: Title defect or lack of municipal map approval, or (4) Employer profile: Unlisted proprietary firm or non-approved employment industry.
If your individual application is constrained by high FOIR, limited income, or a lower CIBIL score (680–700), adding a financial co-applicant (spouse, earning parent, or business co-director) with clean banking and 750+ CIBIL immediately reduces the bank's credit risk profile, resulting in immediate approval and lower interest pricing.
